Essential Airbnb hosting tips

Whether you’re renting out a room in your slick capital city pad or letting your entire charming holiday cottage in the Cotswolds, Airbnb is the method many property owners, or ‘hosts’, choose.

But how do you make your property stand out to guests? These top tips, adapted from Entrepreneur Media’s book Start Your Own Travel Hosting Business, will have guests begging to stay with you.

Setting up your profile

  • People often choose to rent from Airbnb because hosts and guests both have their own profile, contact details are verified by Airbnb, all communication and payment is done through the site and you can review a host’s profile before they request a reservation
  • Make sure your personal profile has one or more photographs of you, to prove you are a real person
  • Include as much information about you as possible which might attract guests. Do you speak any foreign languages? Can guests check in whenever they want? Will you be nearby?

Listing your property

  • Establish what part of your property you’re willing to offer. A single private room? A shared room? Your entire home or apartment? A special type of property?
  • Determine why people want to stay with you. Guests might be searching for your location (e.g. proximity to tourist attractions, landmarks and special events. Is there public transport?), value-added services (such as on-site parking, laundry facilities, directions to local shops and bars), or amenities (e.g. a private bathroom, WiFi, a hot tub, a full kitchen – mention any special facilities like a coffee maker)
  • Is your property pet-friendly? This can attract more guests, but only offer it if you are a pet lover who doesn’t mind the chance of mess
  • Think about potential bed configurations. If it has a double bedroom as well as two single beds, you could call it “family friendly”
  • Photos are a chance to showcase your property. It goes without saying to make sure it is clean and tidy before you take them, but also think about the end result. Avoid too many obscure close-ups – make sure to give an accurate impression of each room to avoid disappointed guests, and save detail shots to highlight any special features
